Property Management Services: Screening of Tenants
  • Rental Payment History: Follow up with past landlords for references.
  • Credit Worthiness: Late payments, Bankruptcy, Foreclosure.
  • Search Court Records: For prior Evictions, Unlawful Detainer Actions.
  • Employment Verification: Job stability and growth potential and Stability.
  • Debt Ratio Evaluation: Check the tenant’s front and back end debt ratio.
  • FICO Scores: Check tenant’s FICO score with credit agency.
  • Bank Statements: Require tenant to show recent bank statements.

  • All major repairs will always have owner’s approval before commencement of work.
  • All contractors are licensed and bonded for your protection but are not employees of WPPM, so there is no conflict of interest.
  • We do not add any fees to the cost of contractor services and repairs.
  • Quick response and resolution to all inquiries and complaints.
  • Immediately address all of tenants complaints.
  • Obtain multiple bids for expensive repairs.
  • Collection of rent from tenants and deposited directly to your bank account or mailed to you the day received.
  • Take action on all delinquent accounts.
  • Evaluate property before and after occupancy with move in inventory sheet.
  • Advertise and show units on all possible websites.
  • Collect applications and screen applicants diligently.
  • Prepare initial leasing documents and collect deposit and first month’s rent.
  • Provide all required disclosures pursuant to Federal and State law.
  • Initiate, monitor and final follow through of eviction procedures.
  • Coordination of all interior and exterior maintenance and repairs.
  • Plan and coordinate capital improvements for the property.
  • Coordinate gardening services and utilities.
  • You PAY NOTHING up front, ALL Fees are paid after The Rent and Deposit are collected and deposited into your bank account.
  • Initial $795.00 leasing fee (billed after deposit and rent is collected from tenant).
  • You do not pay ANYTHING while the property is vacant.
  • Zillow advertising bill is paid by WPPM.
  • There are NO other Miscellaneous Fees or an Add-on for Maintenance Fees.
  • Lease extension fee of $125.00 per year for paperwork.
  • Owner’s option for a P&L for a small fee of $75.00 at end of year.

  • Rent checks are due on the first of every month.
  • Rent electronically deposited into our “Trust Account”.
  • Invoices paid via our “Trust Account”.
  • Collection of Security Deposit is made payable to owner.
  • No miscellaneous fees charged to you.
  • Owner keeps 100% of all late fees! Many companies keep half or all of late fee.
  • Up to date with all COVID laws regarding tenant’s rights.
  • Provide Lead Based Paint Disclosure as Mandated by Federal Law.
  • Issue 3 – 30 & 60 Day Notice at no extra charge to Owner.
  • Supervise Evictions and Lockouts at no cost to you.
  • Appear in Court and Testify on your behalf with Attorney for Unlawful Detainer (no extra charge).
  • Confirm California Consumer Privacy Act is signed by tenant per law.
  • Up to date with AB1482, Tenant Protection Act.
  • Inspect property after Tenant vacates the property.
  • Mail itemized list of deductions to Tenant after vacating within 21 days with deductions.
  • If the Tenant breaks the lease we will make sure they pay all necessary fees for damage and releasing fee. 
  • We are currently using the CAR residential lease to protect the owner and property and many other addendums and required forms/disclosures for your protection.
  • Advertise and show the property to prospective Tenants by licensed Realtors.
  • Advise you on any maintenance issues and supervise when necessary.
  • Currently using what we call “ADDENDUM A” (14 Pages) which includes disclosures to tenant for your protection including Pet and mold disclosures.
  • Network with other rental agencies and property managers for prospective tenants.
  • You will be updated periodically of the value of your property in today’s market when requested.
  • Submit your property to various web sites for additional exposure.
  • Inspect your property whenever necessary.
