  • Rental Payment History: Follow up with past landlords for references.
  • Credit Worthiness: Late payments, Bankruptcy, Foreclosure.
  • Search Court Records, Evictions For prior Evictions, Unlawful Detainer Actions.
  • Employment Verification: Job stability and growth potential.
  • Debt Ratio Evaluation: Check the tenant’s front and back end debt ratio.
  • FICO Scores: Check tenant’s FICO score with credit agency.
Managed Repairs
  • All major repairs will always have owner’s approval before commencement of work.
  • All contractors are licensed and bonded for your protection but are not employees of WPPM, so there is no conflict of interest
  • We do not add any fees to the cost of contractor services and repairs.

  • Collection of rent from tenants and deposited directly to your bank account or mailed to you the day received.

Show Up to Court on your Behalf
  • Evaluate property before and after occupancy with move in inventory sheet.
  • Advertise and show units on all possible websites.
  • Collect applications and screen applicants diligently.
  • Prepare initial leasing documents and collect deposit and first month’s rent.
  • Provide all required disclosures pursuant to Federal and State law.
  • Initiate, monitor and final follow through of eviction procedures.
Fast Affordable Home Repairs
  • Coordination of all interior and exterior maintenance and repairs.
  • Plan and coordinate capital improvements for the property.
  • Coordinate gardening services and utilities.
Management Compensation
  • You PAY NOTHING up front, ALL Fees are paid after The Rent and Deposit are collected and deposited into your bank account.
  • Initial $535.00 fee (billed after deposit and rent is collected).
  • You do not pay ANYTHING while the property is vacant.
  • There are NO other Miscellaneous Fees or Added on Maintenance Fees.
  • Owner’s option for P and L for a small fee of $75.00 at end of year.
  • Fees range from $125 to $150, discount for multiple properties.
Maintenance
  • All major repairs will always have the owner’s approval before commencement of work.
  • All contractors are Licensed and Bonded for your protection.
  • Schedule and Coordinate Contractors for work that needs to be performed with tenant.
  • Our contractors will work at a reduced rate for the WPPM.
  • You will receive Quality Workmanship at an Affordable Price.
  • Our vendors are not employees of WPPM so this does not result in a conflict of interest for you.
Accounts Receivable
  • Rent checks are made payable to the OWNER.
  • Collection of “rent” on the first of each month.
  • Rent checks are mailed the same day to owner after receiving or deposited into the owner’s bank
  • account. (You will not need to wait 1-3 weeks for your check to be deposited)
  • Collection of Security Deposit is made payable to owner.
  • Checks will be deposited into your bank account by the first of each month.
  • Owner keeps 100% of all late fees!
Legal Issues
  • Provide Lead Based Paint Disclosure as Mandated by Federal Law.
  • Provide Megan’s Law Disclosure as Mandated by State Law.
  • Issue 3 – 30 & 60 Day Notice at no extra charge to Owner.
  • Supervise Evictions and Lockouts.
  • Appear in Court and Testify on your behalf with Attorney for Unlawful Detainer (no extra charge).
Additional Services
  • Evaluate property after Tenant occupies and vacates the property.
  • Mail itemized list of deductions to Tenant after vacating with-in 21 days with deductions.
  • If the Tenant breaks the lease then there will be no fee to the owner to re-rent the property.
  • We are currently using the CAR residential lease to protect the owner and property.
  • Advertise and show the property to prospective Tenants.
  • Provide any necessary Addendum’s to the rental contract. i.e. pet disclosure, mold disclosure, etc.
  • Advise you on any maintenance issues and supervise when necessary.
  • Network with other rental agencies and property managers for prospective tenants.
  • You will be updated periodically of the value of your property in today’s market when requested.
  • Submit your property to various web sites for additional exposure.
